While there is no law (state or federal) that details an actual number of times you’re allowed to visit your rental, federal laws DO give tenants the right to “quiet enjoyment.” Meaning, a landlord must have a reason for entering, must give proper notice (check your state laws for more detail), and cannot enter the residence excessively.

How often can I inspect my rental properties?

If you plan on entering your rental property for anything other than maintenance, you’ll definitely want to make sure to add it to your lease. Many landlords opt for a yearly cleaning check to see if there any maintenance issues that haven’t been reported. If you manage student housing, it’s common practice to do cleaning checks twice a year, just make sure they are scheduled in advance to comply with laws regarding entry into a rental (most states require a 24-hour notice, but we recommend letting them know the scheduled date months in advance).
